Founder / President
Eve Gradova is the founder of 305 Permits and overseas the company’s development and construction activities. Prior to forming 305 Permits, Gradova spent 5 years with a top south Florida mix-use development company and one of the most successful hospitality expediting firms in the south Florida market. At the development company, Gradova served as the construction development manager, with responsibilities that included managing the development and construction of mid-cap mixed-use projects. Mrs. Gradova also spent several years within the permitting space overseeing the operations for all permits associated to the hospitality market primarily in the robust Miami Beach, FL area. During her career and leadership at 305 Permits, Mrs. Gradova has participated in the expansion of the largest employer and grocer chain in the state of Florida. She has had the direct successful opportunity as a founder to conclude projects with blue chip national retailers, municipal and city boards, top urban development and asset management firms such as Starwood Capital Group. Gradova received a Bachelor of Science in Foreign Language and Economics from South Ural State University.
Partner / Chief Underwriting Officer
Aleksandra Gradova is a partner and chief underwriting officer at 305 Permits. She is responsible for the technical underwriting guidelines in compliance with all external controls, regulations, and requirements. Leads and oversees quality assurance, while monitoring and implementing necessary updates to policy forms, permits, licensing, plan submission and revisions to ensure our development partners are informed by the latest legal and regulatory developments. Prior to 305 Permits, Gradova served as a senior level leader and underwriter with over 10 years’ experience in the permit construction industry. Her name stands behind hundreds of permits obtained and buildings built throughout Miami Dade and Broward county. Gradova loves serving the growth of the developments she represents, where it has become a way of life in improving communities where her kids may grow. She is a true subject matter expert in her space monitoring and recommending, in coordination with construction project managers, general contractors, developers, engineers, architects, commercial realtors, asset managers and owners. Gradova received a Bachelor of Science in Accounting and Audit from South Ural State University.
Partner / SVP of Business Development
Lou Peralta is a partner at 305 Permits based in South Florida. He is responsible for elaborating the business development plans, design and implement processes to support business growth, through customer and market definition. Prior to 305 Permits, Peralta served as a Sr. Portfolio Manager at Bankers Healthcare Group a private equity firm and subsidiary of Pinnacle Financial (NYSE: PNFP) where he specialized in expanding its fintech operations, merger and acquisitions, and debt finance for medical practices across the U.S, successfully funding over $1B+ in his tenor. He also served as a senior level leader in the company’s growth from small-cap to mid-cap while spearheading the new enterprise applications alongside the Sr. Analyst in the finance dept. With over 18 years’ experience, Peralta has worked for one of the top multi-family, retail, and office development companies in Winter Park, FL. Demetree Global. He has also worked for Bank of America (NYSE: BAC) on the origination desk, retention underwriting for non-government investor portfolio and served as an operations manager overseeing the government division, expanding a 500+ workforce cross country. Peralta received a degree in business management from Pace University.
